APPRAISAL

At Mountain States Appraisals we perform appraisal assignments ethically and competently in accordance with Uniform Standards of Professional Appraisal Practice (USPAP) and any supplemental standards agreed to when accepting an assignment.
Methods of Appraisal:
1.) Cost Less Depreciation: This is new cost of a piece of equipment or machinery less a value factored for age and condition (depreciation).
2.) Market Data Approach: This method compares the subject to similar models of the same age and condition that have actually sold in the market.
3.) Income Approach: This method determines the value of a piece of equipment or machinery based on a capitalization of the income it produces.
Types of Appraisals:
1.) Fair Market Value: An opinion of the gross dollar amount to be realized between a willing buyer and a willing seller, in the open market, assuming that neither party is under compulsion to buy or sell, both are fully aware of all relevant facts as of the date of the appraisal.
2.) Orderly Liquidated Value: An opinion of the expected gross dollar amount to be realized at an orderly negotiated sale held within a reasonable period of time as of the date of the appraisal.
3.) Forced Liquidation Value: An opinion of the expected gross dollar amount to be realized at a professionally conducted and promoted public auction sale.
